Councillors are set to discuss plans for the redevelopment of a site in Slough High Street to make way for more than 200 flats for key workers.
A site in Windsor Road, where the previous buildings have already been demolished, could also be redeveloped into 21 flats and three retail units.
Officers have recommended both applications for approval.
Slough Borough Council’s planning committee will meet at Observatory House on Wednesday, March 25 to consider both proposals.
Slough High Street key workers flats
Developers Cedarstone Capital Partners and Pinnacle AS Holdings are seeking permission to demolish a building in Slough High Street and redevelop the site into 274 flats.
The building was previously occupied by the former BHS store at 204-208 High Street, but since it closed down, other retail units have used the ground floor space.
Once this is knocked down, the site would be redeveloped into three buildings ranging from four to 15 storeys high.
At ground-floor level, communal spaces are planned, but one of the blocks will also have ‘flexible’ retail space facing onto the High Street.
If approved, the blocks will be dedicated to NHS key workers, with all 274 units to be studios.
The units would not meet nationally described space standards, but they will have a bedspace, a small kitchen space, a toilet and a shower room.
A green roof is included in the proposals, but the report set to go before councillors said such roofs are a fire hazard.
“It will be for the applicant to demonstrate that the proposed green roof is viable in relation to fire safety at later regulatory stages,” the report says.
The proposals don’t include affordable housing, but the applicant sets out that rents will fall below the market level of a studio in the town centre.
When it comes to parking, the major development will be car-free, and instead, workers will have to rely on public transport and cycling.
12-20 Windsor Road redevelopment
Steco Ltd is looking to get permission from the council to redevelop a site at 12-20 Windsor Road into flats.
The previous buildings at the location were already demolished, so this will need retrospective approval from councillors.
If the application is approved, the space will be redeveloped into a block of 21 flats, with three commercial units on the ground floor.
A mix of 11 one-bed flats, nine two-bed apartments and one three-bed unit is planned.
No affordable housing is planned on site, so the developer is expected to provide affordable homes elsewhere in the borough.
